How BMW leases work: why they look cheap, and when they aren't
What makes a BMW lease cheap or expensive, what you can and can't negotiate, and how BMW Financial Services handles mileage and lease end.
By LeaseGuru.aiUpdated 7 min read
A BMW often leases for less per month than a well-equipped Honda, even though it costs far more to buy. That is not a trick. BMW Financial Services sets the residual, the money factor, and the lease credits, and it uses all three to keep BMWs on lease.
The same levers make some BMW leases expensive. High-performance M models carry drive-offs in the thousands, fees add up, and the low advertised mileage can turn into a bill at turn-in.
Fees and program rules below are from bmwusa.com. Listing figures are a snapshot of the live BMW listings LeaseGuru tracked on September 12, 2026.
TLDR Quick Guide
- BMW leases look cheap because BMW Financial Services subsidizes residuals, applies lease credits, and advertises low 7,500–10,000-mile allowances.
- BMW lets you put down up to seven security deposits to lower the rate.
- Expect a $925 acquisition fee and a disposition fee of up to $495, waived if you lease or finance your next BMW through BMW FS.
- The price and dealer markup on the money factor are negotiable. The residual is not.
- M models are the exception: in our listings the M4 averaged about $5,200 due at signing and the M5 more than $10,000.
Why BMW leases are so cheap
A lease payment is mostly depreciation: the gap between the negotiated price and the residual value at the end of the term. BMW controls that gap through its own finance company, so it can make a $50,000 car lease like a $40,000 one when it wants to move inventory.
Subsidized residuals and lease credits
BMW Financial Services can set a residual above what the car will likely be worth, which shrinks the depreciation you pay. On top of that it applies lease credits directly to the capitalized cost. One 2026 iX xDrive45 example on bmwusa.com listed a $7,500 Lease Credit in the lease math. Those credits are offer-specific and expire with the ad.
Low mileage allowances
Current BMW USA ads use 30,000 miles over 36 months (10,000 a year) or 32,500 over 39 months. Almost every BMW listing we tracked assumed only 7,500 miles a year. Fewer miles means a higher residual and a lower payment, which is why a BMW ad payment can undercut a mainstream brand advertised at 12,000 miles.
Multiple security deposits
BMW is one of the few brands still advertising multiple security deposits: up to seven refundable deposits on a new lease, or a transfer of the balance from an existing lease at lease end. BMW does not publish the rate reduction per deposit, so ask the dealer for the money factor with and without them.
Loyalty offers
BMW USA ads carry loyalty offers for customers who leased or financed a BMW through BMW FS in the last 12 months. One example on 2026 X5 and iX ads was $2,000 off MSRP. The amount changes with each offer, so check the current ad for your model.
Why some BMW leases are expensive
- Acquisition fee: $925, named on current BMW USA lease offer pages and included in due-at-signing.
- Disposition fee: up to $495 at turn-in, capped by state law, and waived if your next BMW is leased or financed through BMW FS.
- Mileage: go past a 7,500-mile allowance and the overage adds up quickly. BMW sells extra miles at a discount through its Mileage Adjustment Program.
- M models: subsidies are thin, so drive-offs are large. In our September 2026 listings the M4 averaged about $5,200 due at signing, the M3 about $7,750, and the M5 more than $10,700.
What BMWs lease for right now
Lowest and average advertised payments across the live BMW listings LeaseGuru tracked on September 12, 2026. Most assume 7,500 miles a year on a 36–39 month term. The effective monthly spreads due-at-signing across the term, so it is the fairer comparison.

Are BMW leases negotiable?
Partly. The selling price is negotiable like any car, and it is the biggest lever. The money factor has a base rate set by BMW FS, and a dealer can mark it up, so ask for the buy rate in writing. The residual is set by BMW FS and does not move. Neither do lease credits: they are either on the car that month or they are not.
How long BMW leases are and what happens at the end
Advertised BMW leases run 36 or 39 months. At the end you can return the car, lease or buy another BMW, or buy yours.
- Buyout: BMW FS lets you purchase at any point. The payoff is in your My BMW account, and residuals are not negotiated.
- Third-party payoffs: BMW FS says the payoff is intended for you and will not be honored if a third-party dealership sends it in.
- Extra miles: within 120 days of maturity you can buy miles in a lump sum from a Lease Loyalty Specialist. Unused purchased miles are credited against what you owe.
- Disposition fee: waived when you lease or finance your next BMW, or finance your buyout, through BMW FS.

Key Takeaways
- BMW leases are cheap by design: BMW Financial Services controls the residual, money factor, and lease credits.
- Low 7,500–10,000-mile allowances make BMW payments look lower than brands advertised at 12,000 miles.
- Up to seven security deposits can lower the rate. Ask for the money factor with and without them.
- Negotiate the price and the money factor markup. The residual and lease credits don't move.
- M models carry large drive-offs; compare effective monthly, not the advertised payment.

FAQs
BMW Financial Services subsidizes them. It can set residuals above expected market value, apply lease credits to the capitalized cost, and advertise low mileage allowances of 7,500 to 10,000 miles a year. All three shrink the depreciation you pay, which is most of a lease payment.
Models without subsidies, especially M cars, lease on standard residuals and rates, so payments and drive-offs jump. Fees add to it: a $925 acquisition fee, a disposition fee of up to $495 at turn-in, and mileage charges if you go over a low allowance.
The selling price is negotiable, and so is any dealer markup on the money factor. Ask for the buy rate in writing. The residual value is set by BMW Financial Services and is not negotiable, and lease credits are fixed by the current offer.
Advertised BMW leases usually run 36 or 39 months. BMW USA ads pair them with 30,000 miles over 36 months or 32,500 miles over 39 months, and you choose term and mileage at signing.
Yes. BMW Financial Services lets you purchase the car at any point, with the payoff shown in your My BMW account. Residuals are not negotiated, and BMW FS will not honor a payoff sent by a third-party dealership. Financing the buyout through BMW FS waives the disposition fee.
